We work with trusted Licensed Mortgage Brokers to help borrowers finance their real estate goals when a conventional bank is not an option. We refer to ourselves as 'flexible' or 'unrestricted' lenders who are not subject to the same limitations banks, credit unions or other deposit taking institutions. Being unrestricted affords us the ability to be flexible and offer products that meet borrower's specific and unique needs on a deal-by-deal basis.

Owner-Occupied / Tenanted

Whether it's to accommodate a purchase, refinance, debt consolidation, equity take-out, or bridge loan, we lend regularly on homes, condos, and townhomes.

Commercial Mortgages: Income-Based

We provide mortgages for a wide range of cash flowing commercial properties with a focus on multi-residential, mixed-use and retail plazas.

Commercial Mortgages: Asset-Based

In instances where the income from a prospective commercial property is below our required debt coverage ration, we underwrite the property using more of an asset focused approach.

Flexible Prepayment Available

Our typical mortgage term is 12 month closed, open on 3 month penalty. However, in circumstance where a borrower needs a shorter term or flexible partial / full prepayment options, it is something we can accommodate. Reach out to learn more.
